These self-serviced apartments are at the foot of Mount Maunganui, right across the road from the Hot Pools.  To the East you will find our renowned ocean beach and to the West our beautiful Pilot Bay, perfect for watching the sunset.  All of this within minutes from your door.

Our building was refurbished in 2024 and we are honored to host you in our new beautiful apartments.  We have fully refurbished and ‘mostly’ refurbished interiors with room rates allocated accordingly to meet all budgets.

GENERAL INFORMATION

Smoke Detectors

Please do not tamper with the smoke detectors or heat sensors. We have an automated system that calls the fire department; any malicious calls are an offence and incur large fines, which the offender will have to pay.

 Apartments

This apartment is privately owned; please respect it as you would your own.

 Television

We have the following channels:

• FREEVIEW
• All apartments have a Smart TV in the main lounge area. You can logon to Apps using your own credentials. Please remember to logout before your departure.

 PowerPoints

If you find your electrical points do not work, please try pushing the reset button in your bathroom or call reception by dialling 800 for assistance

Maintenance

If something is not working in your room, please report this to reception so we can fix it for you as soon as possible.

Front Apartment Door

Your door will always be set as locked for security purposes.  Do not mistake the privacy button on the inside of the door handle for a lock.  If you push this in, this will indicate to the housekeepers not to enter and no room service will be done.  Only push this in if you do not wish to be disturbed.

We have provided a copy of the full body corporate rules.  We have highlighted below some items in further detail that we think are most relevant to you:

Balconies/Courtyards

If you are outside enjoying the evening air, voices and music carries over to the other houses and apartments so if you could just be aware of this it would be much appreciated.  Please note that any excess noise which includes talking on balconies/courtyards after 10pm will result in eviction with no refund.  Please be considerate to your neighbours who are here to relax.

Visitors

There are to be no visitors on the premises between 10pm and 7am.  Your apartment can only have a maximum of: Studio 4 People, One Bedroom: 6 people and two-three bedroom/Penthouse: 8 people in it at all times. This number includes occupants and visitors. If this rule is ignored, all visitors and occupants will be evicted without refund.  All visitors must sign in/out at reception.

Drugs/Smoking

There are to be no drugs including marijuana and no smoking of tobacco on the premises. If management sees or smells this activity, you will be evicted without refund nor warning.

Escort/Prostitution/Brothel/Strippers

Management is trained to identify the behaviours associated with these activities which are not allowed on this premises. If we suspect or identify any of these activities, you will be evicted immediately without refund nor warning.

Parties/Events

We are an accommodation complex, not a venue.  We do not permit any parties or events.  No groups of Stag/Hens are to gather on the premises.

Disorderly

If your behaviour is threatening or disorderly and/or are causing damage to the complex, you will be evicted.  Management will assess the situation on a case-by-case basis to determine if all occupants of that apartment will be evicted.

Damage/loss/breakages

If you damage the apartment, premises or contents you will be charged accordingly and your bond will not be refunded

Apartment Contents

No contents are to leave the apartment at any time.  This especially applies to group bookings where guests take contents such as crockery to other apartments and mix them up.  This will carry a minimum $250.00 charge should our staff have to relocate items to put back in correct apartments.

Eviction

If you are evicted for breaching any of these rules or rules in the full set of body corporate rules provided, you will not be refunded your accommodation or bond.  If you refuse to vacate when asked, the police will be called and you will be charged with Trespass
